Fazenda Caeira is very aware of the importance of generating incomes for locals, but realizes that long-term benefits can only be achieved by adhering to the principles of responsible tourism, especially environmental awareness and in a way that contributes positively to the environment and the island's society.

The Fazenda Caeira (Caeira Farm), a 2 km beachfront area among the Third and the Fourth beaches, was acquired in the '70s by an Italian family fascinated with Brazil. This kind of settlement still remains as an efficient way of protecting these areas from the property speculation. The owners have no intention of deliberately making profit, so only reliable projects are accepted in the protected area. Following this line of thinking, great investments have been already achieved for the social and economic development of the area and the environment itself. A medical centre and a public school have been built in donated areas, a top quality resort guarantees extra income for the locals via sustainable tourism, and finally, Fazenda Caeira still remains a productive farm that keeps the most beautiful spots of the beach untouched.

Although most of the surrounding areas are already occupied, the expansion hasn't reached an end yet. Other areas vital for the environment welfare are still being acquired by Fazenda Caeira. Besides the beachfront area, Fazenda Caeira range also covers a 300-hectare interior area, which is also protected. However, that doesn't mean that these areas are inaccessible.
